The company evaluates single-family and two-family residential properties in Cuyahoga County and select Northeast Ohio submarkets. Submissions are reviewed against the criteria below before any further steps are taken.

Property Type
- Single-family residential (detached)
- Two-family residential (duplex)
- Multi-family properties are generally outside current scope
Property Condition
- Properties in any condition are considered
- Distressed, deferred maintenance, and as-is properties
- Fire-damaged and structurally compromised properties
- Fully renovated and move-in ready properties
- Condition is factored into financial analysis — not a disqualifier
Occupancy Status
- Vacant properties
- Owner-occupied properties
- Tenant-occupied properties
- Estate and probate properties
- Occupancy status does not disqualify a submission
Transaction Type
- Direct purchases from property owners
- Agent and broker-represented transactions
- Wholesale assignments and contract transfers
- Disposition of portfolio or estate holdings
- Off-market and on-market properties considered

Where the Company Acquires
Primary Market
Cuyahoga County, Ohio — all submarkets, including Cleveland and surrounding municipalities.

- West Side Cleveland suburbs
- South suburbs (Parma, Garfield Heights, Maple Heights)
- Inner-ring and outer-ring Cuyahoga County municipalities
Secondary Markets
Select adjacent Northeast Ohio counties are evaluated on a case-by-case basis.

- Summit County
- Geauga County
Submissions from outside Northeast Ohio are generally outside the company's current acquisition scope.
Outside Current Scope

- Commercial or mixed-use properties
- Multi-family properties with three or more units
- Vacant land or undeveloped lots
- Properties outside Northeast Ohio
- Mobile homes or manufactured housing
